Special levies: who pays?

By default, the seller pays special levy instalments due before the completion date, and the buyer pays those due on or after it. You and the buyer can agree otherwise in the contract. If a big levy has been approved or is on the horizon, disclose it and plan for it in your pricing.

What is a Form B?

An information certificate from the strata showing the unit's fees, amounts owing, approved special levies, the contingency reserve and key documents. Buyers and lenders rely on it.

Can my strata stop me from selling to an investor?

No. Since November 2022, BC stratas can't restrict rentals, although short-term rental bylaws still apply.
