How the seasons play out in the North Okanagan
Across the Interior, sales climb through spring, peak in late spring and summer, hold up into early fall and drop sharply in December and January. Vernon follows the same pattern, with a few local twists:
- Spring (March to June): the busiest listing season. Lots of buyers, but also lots of competition, so pricing and presentation matter most.
- Summer (July to August): out-of-town buyers visit, and lake and view homes show at their best. Wildfire smoke can slow things down, as it did in August 2026.
- Fall (September to November): steadier and quieter. Buyers who are still looking are often serious, and fewer competing listings can work in your favour.
- Winter (December to February): the fewest sales. Homes still sell, especially to people relocating for work, but expect fewer showings.
In our own Vernon-area data, sales more than doubled from January to the May and June peak, then eased through late summer.
What matters more than the season
- Your competition. How many similar homes are for sale near you right now? A well-priced home with little competition can sell well in any month. Check your neighbourhood's numbers.
- Your next move. If you're buying too, the timing of both matters more than the season. See selling and buying at the same time.
- Rates and confidence. Buyer demand follows interest rates and the local news. When sales slow, sellers who price to the market still sell.
Where the market is in fall 2026
The North Okanagan slowed in August 2026: 111 sales, down from 162 in July and 167 in August 2025. The Association of Interior REALTORS® pointed to the wildfires near Vernon as part of the reason. Listings are also down, because many owners are waiting rather than cutting prices. Benchmark prices in August were about $794,000 for a single-family home, $546,000 for a townhouse and $302,000 for a condo.
For sellers, that means less competition, but also buyers who take their time and negotiate. Pricing right from day one matters more than usual. Check the market update for the latest numbers.

What month is best to sell a house in Vernon?
Most sales happen from April through August, so spring and early summer bring the most buyers. Fall can also work well because there's less competition. Winter is the slowest season.
Should I wait for prices to go up before selling?
Only if you can afford to wait and have a reason to expect prices to rise. If you're also buying, a softer market usually helps on the purchase side as much as it costs you on the sale.
Can I sell in winter?
Yes. There are fewer buyers, but the ones looking in December and January are usually serious, and you'll face less competition.
