BC Assessment vs. market value

Your assessment is a useful reference point, but it isn't a price tag. Here's why they differ.

What your assessment measures

BC Assessment estimates your home's market value as of July 1 of the previous year, with its physical condition as of October 31. So your 2026 assessment reflects the market in July 2025. It's calculated by mass appraisal: a model based on sales of similar properties in your area, not an inspection of your home.

How to use your assessment

Look up your assessment for free at bcassessment.ca. Treat it as a starting point, then compare it with recent sales in your neighbourhood. For a price you can list at, ask for an evaluation.

Frequently asked questions

Should I list my home at its assessed value?

Not automatically. Assessments are based on last July's market and a mass appraisal model. List based on recent comparable sales and current competition.

Why is my assessment higher than what homes are selling for?

If prices have fallen since the July 1 valuation date, or your home needs work the model doesn't know about, the assessment can be higher than today's market value.
